   Checking eligible business types: Each industrial complex has business types that may move in under its management basic plan, so first check whether the Korean Standard Industrial Classification code of the intended business is among them and whether it is manufacturing or another business.

   Preparing the business plan: Enter the products and business type, site and building area, and employment and equipment plans in the business plan (Annexed Form No. 2-2 of the Enforcement Rules). Leasing businesses prepare a leasing business plan, and knowledge industry center occupants prepare the occupant business plan (Annexed Form No. 2-3).

   Filing before acquisition or lease: Submit the industrial complex occupancy contract application and business plan to the management agency before finalizing the sale, purchase or lease of the industrial land or factory. Signing a purchase or lease first without an occupancy contract can cause cancellation and cost problems if occupancy is not approved.

4. 04

   Contract decision and confirmation: The management agency decides within 5 days of the application and may extend this by up to 5 days when it needs to confirm permits or consult related agencies. Once the contract is concluded, an occupancy contract confirmation is issued, and the factory construction and completion report (factory registration) follow with the management agency.

5. 05

   Change contracts and termination grounds: When the company name, business type or content, site area, building area, or relocation address of a tenant company within the complex changes, submit the occupancy contract change application with supporting documents and a business plan, and the management agency decides within 5 days. A factory under construction that increases its site area within 20% of the original and meets the standard factory area ratio is excluded from the change contract requirement, and the construction start deadline and the 1-year business start deadline after completion are managed together.

Industrial land acquired by sale is subject to a restriction requiring transfer to the management agency if disposed of within a certain period, so if you plan to sell or lease it, check the disposal restrictions before the occupancy contract.
